Responsibilities
Responsibilities include but are not limited to the following:
- Review baseline project schedules to understand planned sequences of activities, milestones, and critical paths
- Monitor project progress and compare it against the baseline schedule to identify deviations
- Identify and document any delays, disruptions, or deviations from the original schedule
- Investigate the root causes of delays, such as unforeseen site conditions, design changes, weather impacts, or resource shortages
- Assess the impact of identified delays on the overall project timeline and specific critical path activities
- Analyze concurrent delays to determine their combined effects and apportion responsibility
- Prepare comprehensive reports detailing findings, methodologies used, and conclusions drawn from the schedule analysis
- Compile and organize evidence, such as daily reports, meeting minutes, change orders, and correspondence, to support the analysis
- Serve as an expert witness in legal disputes, arbitrations, and mediations, providing objective analysis and testimony on scheduling issues and delays
- Provide clear and concise explanations of complex scheduling issues to legal professionals, arbitrators, and judges
- Develop revised schedules to reflect changes in project scope, delays, or acceleration efforts
- Create and implement plans to mitigate delays and bring the project back on track
- Work closely with project stakeholders, including owners, contractors, subcontractors, and project managers, to gather information and communicate findings
- Proficiently use scheduling software such as Primavera P6, Microsoft Project, or other industry-standard tools to develop and analyze project schedules
- Manage and analyze large datasets related to project schedules and progress
Qualifications & Skills
- 10-15 years of proactive and forensic construction scheduling experience
- Degree in Civil Engineering, Architecture, and/or Construction Management
- Advanced degrees or certifications in project management or scheduling are advantageous
- Deep understanding of construction processes, methodologies, and best practices
- Expertise in critical path method (CPM) scheduling and delay analysis techniques
- Proficient with scheduling software such as Primavera P6, Microsoft Project, or other industry-standard tools
- Strong attention to detail to accurately assess and document delays and their impacts
- Ability to analyze complex scheduling issues and develop effective solutions
- Excellent report writing skills to document findings and recommendations clearly
- Strong verbal communication skills to present findings effectively in meetings, depositions, and courtrooms
- Experience in forensic analysis and providing expert testimony in construction disputes is highly preferred
- Located in Houston or Dallas preferred
- Analytical skills and creative problem solving
- Cool under pressure of quick deadlines while juggling multiple projects
- Strong organizational skills, with a focus on accuracy and attention to detail
