SHARED RESOURCE MANAGEMENT WITH NEIGHBORING DEVELOPMENTS CRITICAL TO DELIVERY

Overview

Abby Court is a 210-unit, garden-style apartment community in northern Beaumont, Texas. Residential units range from 1-, 2-, and 3-bedrooms between 778 to 1,323 square feet. All apartments feature upscale finishes, granite countertops, stainless-steel appliances, 9′ ceilings, open-concept layouts, and a private al fresco-style patio. This community features amenities such as a clubhouse, fitness center, pool, dog park, and grilling stations and is just a short drive from downtown Beaumont.

Peritia was tasked by its client, Provident General Contractors, to conduct pull planning sessions with the project’s contractor and subcontractors. This collaboration was essential to developing a coordinated plan of construction which included implementing Primavera P6 scheduling software using CPM scheduling techniques to develop a baseline schedule. Peritia’s experts then performed periodic schedule updates and provided schedule oversight inclusive of progress reporting, key milestone tracking, and schedule gains/slippage. During the project, Peritia managed manpower resources between the Abby Court project and two nearby development projects run by the client.

Solution

Peritia’s expertise in project controls and management of resources assisted in the monitoring and tracking of shared resources through the assignment of global activity codes. This function exemplified how each trade would be stacked between jobs. This technique maintained the project’s critical path and ensured on-target delivery.
