Maple Court

SHARED RESOURCE MANAGEMENT WITH NEIGHBORING DEVELOPMENTS CRITICAL TO DELIVERY

Overview

Maple Court is a 105-unit, garden-style apartment community in northern Jasper, Texas. Units can range from 1-, 2-, and 3-bedrooms between 778 to 1,323 square feet. All apartments feature upscale finishes, granite countertops, stainless steel appliances, 9′ ceilings, open-concept layouts, and a private patio or balcony. The development features communal amenities such as a clubhouse, fitness center, pool, dog park, and grilling stations. This apartment community is just a short drive from dining options, retail shopping, quality entertainment venues, and a state park.

Commissioned by Provident General Contractors, Peritia spearheaded pull planning sessions alongside the project’s contractor and subcontractors. This cooperative effort was crucial in devising a synchronized construction strategy, leveraging Primavera P6 scheduling software using CPM scheduling techniques to create a baseline schedule. Peritia executed regular schedule updates, ensuring meticulous oversight of progress reporting, milestone monitoring, and schedule adjustments. Notably, Peritia observed the allocation of labor resources for the Maple Court project being distributed across two nearby client-managed developments during the project duration.

Solution

With a strong foundation in project controls and resource management, Peritia streamlined the monitoring and tracking of shared resources by implementing global activity codes. This approach illustrated the strategic sequencing of trades across projects, preserving the project’s critical path and guaranteeing timely project completion.
