PROACTIVE CONTROLS MITIGATE PROJECT DELAYS

Overview

Located in the fastest growing metropolitan area in Texas, parcHAUS at Celina Parkway is a “build to rent” community of single-family homes. The 244,000 square-foot community features 185 1-, 2-, and 3-bedroom residences. Each home is designed with an open floor plan and is equipped with modern features including SMART locks and thermostats. The community also offers amenities such as a pickleball court, clubhouse, and resort-style pool.

Initially brought on by Provident General Contractors to create an environment of accountability and develop a coordinated plan of construction, the Peritia team conducted pull planning sessions with the contractor and subcontractors. To mitigate potential schedule disruptions, Peritia’s leaders recommended the implementation of Primavera P6 scheduling software using CPM scheduling techniques. This strategic choice allowed for the creation of a detailed baseline schedule for the project, with periodic updates performed as needed. Peritia also provided scheduled oversight for the project inclusive of progress reporting, key milestone tracking, and schedule gains/slippage. 

Unique to this project, Peritia custom-tailored the schedule to meet the needs of a single-family home community as opposed to the needs of multi-family typical of a project this size.

Solution

Peritia supported the client and ensured on-time project delivery by tracking long lead procurement items. Furthermore, because of Peritia’s time impact analysis, Provident General Contractors successfully demonstrated that schedule disruptions were the result of architect design changes and not a result of their actions.
