A STRONG BASELINE SCHEDULE ENSURES ACCOUNTABILITY
Overview
Camber Ranch, located in Austin, Texas, is a 483-unit apartment community with a construction budget of $64 million. The project spans 22 buildings over 35 acres and will provide unique amenities and upgrades for residents. Units range in size from 438 to 1,500 square feet and feature interior luxuries such as granite and quartz countertops, stainless steel appliances, and LED lighting. Amenities offered to Camber Ranch residents include multiple pools, a fitness center, a snook ball court, a communal outdoor kitchen with grilling stations, a dog park, and a bike repair shop. This project is nestled in a quiet neighborhood and only a short drive away from several parks, three shopping centers, restaurants, and the Austin-Bergstrom International Airport.
The planning phase for this project began in August 2020 and was initiated by Legacy Partners, a California-based real estate firm, as part of a joint venture with Bridge Investment Group. The real estate firm was well experienced in the development and management of multi-family communities, having established more than 60,000 apartments since 1968. The Camber Ranch development phase then started in June 2021, when Legacy Partners tasked our client, Provident General Contractors, to build the community. While overseeing this extensive development, our client recognized utility delays caused by a power company contracted to the project. Anticipating the complexity of the multi-level site and the impact of delays in the construction progress, our client partnered with Peritia’s project control experts to develop a sound scheduling plan.
Solution
Peritia analyzed the construction state and progress made prior to the delays. They were then able to conduct pull planning sessions with the contractor and subcontractors to develop a coordinated plan of construction. Peritia’s experts then recommended the use of Primavera P6 and CPM scheduling techniques to develop a solid baseline schedule. The implementation of these techniques enabled the performance of periodic schedule updates and strengthened schedule oversight through progress reporting, key milestone tracking, and noting schedule gains/storage. Delays were tracked through this monitoring system which helped ensure the project remained on target.
